Great listing photos start before the camera comes out. A couple of hours of preparation makes every room look bigger, brighter and easier for buyers to imagine as their own. Here is the checklist we share with sellers before a shoot.
Clear the surfaces
Buyers scroll quickly, and clutter reads as “small” in a photo. Aim for clean, mostly empty surfaces in every room.
- Kitchen counters: leave one or two nice pieces, like a bowl of fruit or a plant, and put the rest away
- Bathrooms: hide toiletries, towels on the floor and the bathmat; put the toilet seat down
- Fridge doors: remove magnets, notes and photos
- Coffee tables and nightstands: remotes, chargers and mail out of sight
Make it personal, not private
Family photos, kids’ names and religious items pull the eye away from the room and can raise privacy concerns once the listing is public. Pack them away for the day.
Let the light in
Open blinds and curtains, turn on every light in the house, and replace any burnt-out bulbs. Try to match bulb colours in the same room, so one lamp isn’t warm yellow while the ceiling light is cool white.
Outside matters too
- Move cars out of the driveway and off the street in front of the house
- Put garbage and recycling bins out of sight
- Mow, rake and sweep the walkway and porch
- Tidy hoses, toys and patio furniture
On the day of your listing photos
Plan for pets to be out or contained, and make sure every room we need to photograph is unlocked. We work room by room and stay out of your way.
